    *Collaborative post

You’ve decided it’s time to buy yourself a new home, you may have been saving for years, or you may have been given an inheritance, but either way, you want to make sure you’re investing in your new home well and making an important purchase for yourself. Investing in property can be risky, but it can also be the biggest step up and start of your property journey and buying your first home. You want to make sure you keep your investment safe, so consider looking for the best alarm system you can afford. You don’t want to allow burglars to enter your property and cause damage, steal items, and all the hassle of claiming on insurance. Of course, location is a big factor in feeling safe in your home, which is why it’s important to look into location before anything else.

Finlay Brewer is one of West London’s leading independent local estate agents, so if you’re looking to sell in the areas of Brook Green, Hammersmith, Shepherds Bush, Askew and Brackenbury Village, then make the most of their the depth of our local knowledge. So really think carefully before buying a house, as it’s a huge investment. So, here are 5 tips for buying a house:

    1. Determine your rights

Make sure you know all the legal rights as a homebuyer, you want to make sure you know the process of purchasing a home. You don’t want to be getting scammed before you’ve even purchased your home. Stick with recommendations of local estate agents, and ask around for solicitors to use. This will give you the reassurance you need to guide you through buying a house safely.

    2. Make sure you can afford it

You need to find your budget before you start looking, use an independent mortgage broker who covers the whole of the market. This will give you full reassurance that you are getting the best mortgage you can afford, they will also tell you how much you can go up to when putting in a purchase price on your property. This doesn’t mean you can’t look at properties over that price, as you may be able to put offers that are in your price range. People will accept lower offers if you’re first in the chain and have nothing to sell, or if you’ve got your mortgage in place your a solid offer. Keep an eye out for properties that have been on the market a little while, as they may be overpriced, or no one has shown any interest and they may accept lower offers.

    3. Make sure it fits your lifestyle

Once you have your budget set then think about your lifestyle and what type of house and area would suit you. If you’re not at home much, then you don’t need a big house and spend all of your budget. Use it as a base to be able to relax in, less cleaning to do when you are at home too! Do you love to walk in the woods and be in nature? Or do you love to walk into the town to shop or grab a coffee? Do you need office space?

All of these things are so important to think about as it’s costly to move house once you own it, so you won’t want to keep moving if you’ve not got what you want from your new home.

    4. Consider your future plan

Are you thinking about expanding your family in the future? Kids take up so much room and need space so you might feel your new home won’t accommodate this. Then you need to think about good schools for the children. It’s really important to send your children to a good school, but this will push the prices up of the homes. So if you don’t need that school, then look at houses out of school areas to keep the cost down. But on the other hand, even if you don’t need the school it will give you a good return on your property price and its sellability.

    5. Location

Location is super important as you cannot change this. Do you need it to be near certain places? Train stations, motorways, or airports for communicating. Being close to these puts the house prices up, but if you need them then make your life easier. If transport isn’t a problem, then think of when you need things like shopping, doctors, and hospital. Are these near or assessable easily?

I hope you found these 5 tips for buying a house helpful, and good luck with moving house, then it’s time to create the home you want
